River District Firehouse – Phase 1

Scope Statement: CFD plans to build a temporary firehouse for the newly developed River District to manage response volumes in the area. The firehouse will be located on Dixie River Road, near the future Catawba Crossing, on parcel number 14128101.

The Phase 1 facility will be (1) triple wide trailer to house the firemen and a pre-engineered building to serve as an apparatus bay to house the fire engine and emergency equipment.

This location and site selection meets the City of Charlotte Policy for Sustainable City Facilities and Charlotte Fire Department Facilities Master Plan.

Miranda Road Firehouse 46

A new infill firehouse will be designed and constructed at 4032 Miranda Road to alleviate high call volumes and meet response time standards in the area. The firehouse will reflect the design of Firehouse #45, a 3-bay, 2-story firehouse programmed for approximately 14,600 square feet. The proposed facility will be located at the corner of Beatties Ford Road. Parcel #03741123 is approximately 6.54 acres. This location and site selection meets the City of Charlotte Policy for Sustainable City Facilities and Charlotte Fire Department Facilities Master Plan.

Charlotte Fire Station #2 – Addition and Renovations

The work consists of the addition and renovation of an existing fire station. The locker and restroom facilities will be renovated and expanded. Accessibility improvements are planned in various areas throughout the building and site.

Aircraft Rescue and Firefighting Facility (ARFF)

This project will construct a new Aircraft Rescue and Firefighting Facility (ARFF) at Charlotte Douglas International Airport.  The facility will be constructed in a green field site within the airfield.  The general scope of the project includes site preparation (grading and drainage), building construction, HVAC, plumbing, asphalt parking lot and roadway paving, electrical, and associated utilities.

Old City Hall – ADA Implementation

This solicitation will be used for addressing the physical barriers identified in the city’s ADA Transition Plan. Areas include but are not limited to; restrooms, water fountains, signage, handrails/guardrails, doors & hardware, main lobby service area, exterior sidewalks, parking, and striping.

Firehouse #30 Replacement

Firehouse #30, currently located at 4707 Belle-Oaks Drive, near Charlotte Douglas Airport, is currently located in a house built in 1955 and needs extensive renovations. The facility is the only firehouse where crews must leave their living quarters to access their apparatus, as a result, in impacting response time.

Firehouse #30 design services with the use of Advance Planning funds will be utilized to build a replacement 3-bay 2-story firehouse to manage response volumes in the Beam Road/Airport area. The new facility will be approximately 14,000 square feet. The building will be located at 3019 Beam Road, directly across from the Police and Fire Academy, and the parcel ID number is 141-24-104. It is located in Council District 3. The firehouse design will be the same floor plan design as Hidden Valley Firehouse #45 (HVFH#45).  This project is also designated to be an all-electric firehouse and additional scope will be added.

Carolina Aviation Museum Hangar Restoration – CANCELLED

This project’s purpose is to provide a ‘shell restoration’ of the Historic 1938 Aircraft Hangar located on CLT property and will include adaptive reuse of the hangar to maintain the local historic designation and bring the structure up to code making it shell space ready for future interior upfit.

Hidden Valley Firehouse #45

Design and construct a new 2-story, 3-bay firehouse at 14,626 square feet, to be located at 5800 North Tryon Street. This facility will be a new infill firehouse that will alleviate high call volume for surrounding firehouses. A new firehouse must be built when a new “point of dispatch” is required in order to meet response time standards.  The proposed facility will be located on a 2.03-acre parcel that facilitates the redevelopment of abandoned/underutilized sites and vacant sites. This location and site selection shall meet the City of Charlotte Policy for Sustainable City Facilities and Charlotte Fire Department Facilities Master Plan.

This project will pursue LEED certification. The site will incorporate solar panels and a geothermal well system with water source heat pumps.

Zone 4 Field Operations Center (Construction Manager-at-Risk)

The proposed Zone 4 project will include a 36,000 sf operations center, approximately 20,000 sf of pre-engineered metal structures to house open storage, crew storage, raw materials bunkers, two (2) combination trucks, fabrication shop, and two (2) fleet maintenance bays.  The project will also include demolition of existing facilities in a phased approach so as to minimally impact or impede current operations on the site. The project may also include roadway improvements to West Tyvola Road to increase accessibility to the site.

Rodgers Builders was selected as the Construction Manager at Risk (CMAR)  for this project.
